Distance should not matter.
The distance from your home should not matter if the propane company has properly set the regulators. Propane gas systems have two regulators: primary at the propane tank, and secondary where the line enters your home. The primary regulator reduces the pressure down to a level between 2 and 5 psi. The secondary regulator reduces it below 1/2 psi.
100# tank will work when full for a while but will not be able to keep up. They work well when just connected to one appliance such as a water heater or a cookstove but will not vaporize enough fuel for a large appliance or multiple appliances.
Everythi... is correct. You are pulling the vapor out of the tank faster than the liquid can vaporize within the tank.
The distance will not matter. If you have 30 psi at the tank, you will have 30 psi at the heater. What you will encounter is a problem with the volume of gas you are trying to supply to the heater.
